As the dust begins to settle on the newly constructed Domus apartment building at 34th and Chestnut streets, bulldozers have already started breaking ground for another residential project just a few blocks to the west on Walnut Street.

The Radian, a 150-plus-unit apartment community, is slated to open on the 3900 block of Walnut Street in August 2008.

The $50 million-plus, 14-story building will feature street- and mezzanine-level retail, and its construction will incorporate several environmentally friendly energy features.

The name of the building refers to its angular design, which was created by Philadelphia-based Erdy McHenry Architecture LLC. Green features will include a storm water drainage system recognized by the Philadelphia Water Department for innovative design and energy-efficient roof construction.

Designed for students, both undergraduate and graduate, the Radian units will be a mix of four bedroom quads, with two bathrooms, as well as traditional two bedroom/two bath apartments. “We hope that students choosing to live off campus will be attracted to the Radian for its modern amenities, proximity to campus, proximity to 40th Street, as well as the price,” says Anthony Sorrentino, executive director of public affairs in the Office of the Executive Vice President.

Though rates have yet to be set, Sorrentino says they will be competitive with what students are currently paying for rented rooms in shared houses.

The retail stores at street level are also yet to be determined. “The vision,” says Sorrentino, “is to have a mix of uses including food, apparel and services.”

Since 40th Street has had a “more independent vibe than the rest of campus,” says Sorrentino, “expect a mix of independently owned and operated retailers, with a few national brands to anchor the street.”
